It was against this backdrop that Cliste Hospitality launched the new MuckrossPark.com in January 2026, not as a visual redesign, but as a strategic investment in the hotel’s most important digital asset. The objective was to build a website capable of performing in both today’s search landscape and tomorrow’s AI discovery environment, strengthening Brand.com performance while supporting a more profitable long-term distribution strategy.

Six months later, Brand.com is tipping 40% of Muckross Park Hotel & Spa’s room revenue channel mix, demonstrating how investment in an owned digital platform can translate into a measurable commercial return.

Why We Rebuilt MuckrossPark.com

The redevelopment was driven by the belief that the role of a hotel website has fundamentally changed. Traditional SEO remains an essential foundation, but it now sits alongside Answer Engine Optimisation and Generative Engine Optimisation, disciplines focused on ensuring hotel content can be understood, trusted and recommended by the AI platforms becoming increasingly influential within the traveller journey. Booking.com’s 2025 research among 37,325 consumers across 33 markets found that 67% had already used AI in some aspect of travel, while 89% wanted to use it in future travel planning, confirming that this change in search behaviour is already well established rather than an emerging possibility.

Rather than approaching the project as a design exercise, the focus was placed on creating a technically stronger Brand.com platform through improved information architecture, structured data, destination led content, Core Web Vitals optimisation, enhanced mobile performance and simplified booking journeys, ensuring the website can communicate clearly with traditional search engines, answer engines and the next generation of AI travel discovery. The value of attracting this audience is also becoming clearer, with Adobe finding that visitors referred to travel sites through generative AI spent 36% longer on site, viewed 7% more pages and recorded a 44% lower bounce rate than traffic from non AI sources.

Distribution Has Become a Margin Conversation

For decades, hotel commercial performance has largely been measured through occupancy, ADR and RevPAR, yet as distribution channels continue to fragment and acquisition costs increase, distribution margin is becoming equally important. OTA commissions typically account for 15% to 25% of booking value, while Booking Holdings reported US$8.2 billion in performance and brand marketing expenditure during 2025, an increase of 12.5% on the previous year and an indication of the scale against which individual hotels compete for traveller attention. SiteMinder’s analysis of more than 135 million hotel reservations also found that hotel websites generated an average of US$516 per booking in 2025, compared with US$312 through OTAs, while direct bookings remained among the top two hotel revenue sources in Ireland.

Hotels will never outspend the global distribution platforms, nor should they attempt to, because their value within the channel mix remains substantial, particularly in generating international reach and introducing properties to new audiences. The relationship between OTA discovery and direct conversion is also more interconnected than the industry debate sometimes suggests, with SiteMinder finding that 18% of travellers who begin their accommodation search on an OTA ultimately complete the booking directly with the hotel, an increase of 3.3 percentage points in one year.
